Housing: districts, a tight market and public housing

One of Italy's tightest markets because of student and worker demand: the historic centre and university area are expensive and contested, Bolognina and Cirenaica are changing, Murri and Saragozza suit families, the outskirts and belt are more affordable. Public housing by ACER Bologna, university residences by ER.GO.

The real market

Demand exceeds supply: in the September and October weeks students compete for rooms and landlords sometimes prefer transitional contracts that free the flat in summer. The national contract types apply (4+4, agreed-rent 3+2, transitional, university-student); agreed-rent contracts are very common thanks to local agreements. Short-term tourist rentals concentrate in the historic centre and are the subject of heated public debate. The belt municipalities (Casalecchio di Reno, San Lazzaro di Savena, Castel Maggiore, Castenaso) offer lower prices and frequent connections.

Public housing and student accommodation

Public housing belonging to the municipality and the province is managed by ACER Bologna (Azienda Casa Emilia-Romagna), with periodic calls and rankings run by the municipality; the municipality also has social housing programmes and a rental agency that matches landlords and tenants on agreed-rent contracts with guarantees. ER.GO, the regional agency for the right to education, runs university residences in the city and on campus with an annual call based on ISEE income and merit, plus grants and catering.
