Cost of living: very expensive housing, average transport and groceries

Rents and house prices among the highest in Italy, with the historic centre out of reach for local salaries because of tourism; public transport, groceries and utilities at average levels; dining and coffee at tourist prices in the centre, normal in the districts. More affordable areas in Novoli, Rifredi, Isolotto and the belt municipalities.

Housing

Housing is the heaviest item: demand from tourists, foreign students and international buyers has pushed rents and prices in the historic centre and the Oltrarno to levels close to Milan's, with expensive single rooms even in the districts. The gap with the outskirts is wide: Novoli, Rifredi, Isolotto, Gavinana and above all Scandicci, Sesto Fiorentino and Campi Bisenzio cost far less and are linked by tram and train. Since 2025 the municipality has restricted new short-term tourist lets in the centre and since 2026 in nine further zones, to bring homes back to the residential market.

Transport, groceries, car

The Autolinee Toscane monthly urban pass is valid on buses and trams; university students get reduced fares through DSU and the Region. Groceries in supermarkets and district markets (Sant'Ambrogio, Cascine) are at national averages, while the historic centre has tourist-city prices for coffee, restaurants and basic goods. Utilities are average; heating weighs heavily in the old buildings of the centre. A car is a useless expense in the centre because of the ZTL, the Scudo Verde and very expensive parking.

Typical choices

Students rent rooms in Novoli, Rifredi, Statuto, Santa Croce-Sant'Ambrogio and San Frediano or live in DSU residences; those working on a local salary choose Campo di Marte, Gavinana, Isolotto or the belt; those working in fashion and luxury or in international programmes stay in the centre and the Oltrarno. Eating well at normal prices means moving away from the main squares.
