Housing in Prati

Five- or six-storey Umbertine and Liberty buildings with porter, lift and high ceilings; large flats, often subdivided or used as professional offices. Many home-offices, few short lets compared with the historic centre. No daytime car ZTL but paid parking everywhere and the Fascia Verde.

Type of buildings

The stock is homogeneous: late-nineteenth and early-twentieth-century buildings in Umbertine and Liberty style, five or six storeys, decorated façades, inner courtyards, wide staircases. Almost all have a lift (often a small one added in the stairwell) and a porter. The original flats are large, with long corridors and high rooms; many have been subdivided or converted into law firms and clinics, and many buildings are half offices.

Things to check: noise on the traffic streets (viale Giulio Cesare, via Crescenzio, via Cola di Rienzo), ground and raised-ground floors facing the street, high service charges where there is a porter and central heating.

The rental market

Prati is among the most expensive areas of Rome and the supply is stable: long leases to families and professionals, many units used as offices and practices, short lets present mainly near via Ottaviano and the Vatican but proportionally fewer than in Trastevere or Monti. Single rooms are few and aimed at workers rather than students. Those who want the same type of housing at slightly lower prices look beyond viale delle Milizie (Della Vittoria) or towards Trionfale.

  • Prati is not part of the centre's car ZTLs (Centro Storico, Tridente, Trastevere): you can drive in at any hour.
  • The whole rione is inside the Fascia Verde ZTL (permanent limits on the most polluting vehicles, Monday–Saturday).
  • On-street parking is almost entirely paid (blue lines) with a reduced rate or exemption for residents of the sector; finding a space in the evening and on court days is hard. Many buildings have shared garages or private boxes, a rare advantage in the centre.
  • Around piazza Risorgimento and via Ottaviano, days of heavy flow to the Vatican Museums and the Wednesday papal audiences bring closures and diversions.
