Type of buildings

San Lorenzo was built quickly and cheaply between 1884 and the early 1900s: four- or five-storey blocks with galleries onto the courtyards (the case a ballatoio, built for people with little money), Istituto Case Popolari blocks of the early 1910s with inner courtyards, a few villini, and ground-floor sheds and workshops now converted into bars, studios and homes. On via Tiburtina and towards piazzale del Verano there are taller post-war buildings.

Things to check: lifts are missing almost everywhere, many flats have been split into very small units, ground floors onto courtyards have little light and some damp, windows on via dei Volsci and piazza dell'Immacolata hear the bars until late. The nearby tracks are audible in the southern strip of the district.

The rental market

This is the rooms market: demand from Sapienza students keeps turnover and per-bed rents high, and many owners let room by room rather than to a household. Those looking for a whole flat on a long lease can find one, but compete with the subdivision trend. Short-term tourist lets exist but less than in the centre. Families and those who want more space look beyond the Verano towards Nomentano or, over the railway, towards Esquilino and Pigneto.

  • San Lorenzo ZTL: night-time only, Friday and Saturday including public holidays 21:30–3:00; from May to October also Wednesday and Thursday; suspended in August (Roma Mobilità). By day the district is open to traffic.
  • The whole district is inside the Fascia Verde ZTL (permanent limits on the most polluting vehicles, Monday–Saturday).
  • Residents can apply for the night ZTL permit from Roma Servizi per la Mobilità. On-street parking is on blue lines with resident concessions, but spaces are few given the density of the blocks and run out on weekend evenings.
  • The works for the new tramway on via Tiburtina (from 2026) change traffic and bus stops along the district's northern edge.
