Neighbourhoods by profile
Historic centre (Guasco, Capodimonte, Porto): old buildings, alleys, the Cathedral and the ancient port; renovated flats at high prices, others needing work; evening life concentrated around piazza del Papa. Viale della Vittoria, Passetto, Pincio: the early twentieth-century bourgeois town, the highest prices, the sea on foot; much sought after by families and professionals.
Piano San Lazzaro and Grazie: working-class and commercial districts, the most multi-ethnic in the city, with the market and the railway station nearby; low prices. Brecce Bianche, Monte Dago, Tavernelle: modern residential, near the Monte Dago university campus (engineering, sciences, agriculture); typical choice of students and families. Torrette, Collemarino, Palombina: to the north, around the regional hospital and the medical faculty, with the Palombina beach; convenient for hospital workers. Posatora and Borghetto: the 1982 landslide zone, with unbuildable areas and active monitoring.
Hamlets and Conero: Poggio, Varano, Portonovo, Massignano offer houses with gardens and sea views, but require a car.

Short-term rentals and the market
Tourist-rental pressure is limited compared with the art cities and concentrates in the historic centre and on the Conero in summer; the supply of long contracts is reasonable for a city of this size, with a seasonal peak when students arrive in September. The purchase market is stable, with prices below those of the Emilian and Tuscan capitals.
Public housing and student housing
Public residential housing in the Marche is managed by ERAP Marche (the regional public housing agency), Ancona branch, while the Comune publishes the allocation calls and waiting lists, with residence and income requirements; the Comune also runs rent subsidies. ERDIS Marche allocates beds in Ancona's university residences (halls at Monte Dago and in the centre) through an annual call by ISEE and merit. The private room market is concentrated between the centre, Piano and the Monte Dago area.
