Historic centre (Via Pretoria and around): old buildings, low rents, stairs, damp and hard parking; served by the escalators.
Rione Santa Maria, Viale Marconi, Via Mazzini: central twentieth-century residential area, shops and offices, the most sought after by families and workers.
Poggio Tre Galli, Cocuzzo, Verderuolo: 1970s–90s apartment blocks below the centre, mid-range prices, Santa Lucia escalator.
Macchia Romana: campus, hospital, recent housing; student rooms and flats for doctors and nurses.
Rione Francioso, Via del Gallitello: commercial zone with recent housing, car needed.
Bucaletto, Rossellino, Betlemme: working-class districts with public housing, the cheapest.
Hamlets (Montereale, upper Rossellino, contrade): detached houses, car indispensable.

How the market works

The market is small and not very dynamic: most Potenza residents own their homes, rental supply consists of family flats, often furnished, and student rooms; prices are stable and a home is found quickly, except in September in Macchia Romana. Listings go through local agencies and the university's social groups. Pay attention to the year of construction and to heating costs, which in buildings with central heating are the main expense.

Public housing and students

Public housing is managed by ATER Potenza, a regional agency that administers the flats and collects applications through the Comune's calls; the share of public housing is high in the districts built after the earthquake. For students, ARDSU Basilicata allocates scholarships, meals and beds in Potenza's university residences through an annual call; the residences are near the Macchia Romana campus and in the centre.
