The real market

Supply is ample relative to demand: the city lost residents for decades and has many flats in period buildings, often large, with high ceilings and no lift; finishes and heating should be checked. Short-term rental pressure is confined to the historic centre and the waterfront. Students find rooms relatively easily, except in the September-October weeks. The national contract types apply (4+4, 3+2 agreed-rent, transitional and university-student contracts); agreed-rent contracts are common.

Public housing and student accommodation

Public housing (ERP) is managed by ATER Trieste, which administers both its own and the municipality's stock: applications go through the municipality's periodic calls, with a points-based ranking. ARDiS FVG runs the student residences and the places allocated by competition to students of the University, SISSA and the Conservatory; places are assigned through the annual ranking by income and merit.
