What housing there is

The stock is varied: courtyard houses and low late-19th-century buildings in the old village (via Conte Rosso, via Saccardo), post-war blocks between the station, via Rombon and via Pitteri, lofts and flats carved out of former sheds on via Ventura and via Massimiano, and the recent buildings of the Rubattino district with garages and courtyards. Municipio 3 has municipal and ALER public-housing buildings, particularly in the Feltre and Ortica quarters; ALER offers temporary housing for out-of-town students across the whole city.

The rental market

Politecnico and Statale students who cannot find a place in Città Studi look here, one M2 stop away: rooms and two-room flats around the station are let quickly between July and September. Families choose Rubattino for new housing with garages at prices below equivalent areas on M2 towards the centre, paying with distance from services. The via Ventura lofts are a niche for creatives and small studios. Prices remain below the city average but have risen with the design district and the redevelopment of the station area.

Cars, Area B and parking

Lambrate is outside Area C and inside Area B. Parking is mixed: blue bays with resident permits around the station and on via Rombon, free in the village streets and in Rubattino, where garages are the norm. The station attracts commuters' cars on weekdays and spaces around piazza Bottini run out early. With M2 and trains, a car is mainly useful for leaving the city via the eastern ring road, a few minutes away.
