Living on the Navigli

Case di ringhiera on the canals, 1950s–70s blocks in the side streets, new complexes towards Porta Genova and Tortona. Many short lets, student demand from IULM and NABA. Outside Area C (except the Porta Ticinese side), inside Area B; blue-bay parking with resident permits.

What housing there is

Along the two canals the case di ringhiera dominate: long courtyards with access balconies, small flats (often two rooms with a bathroom squeezed in), renovated very unevenly. In the side streets between via Vigevano, corso Colombo and via Ascanio Sforza post-war blocks prevail; towards via Tortona and the Porta Genova rail yard, former factories converted into lofts and new residential buildings. Public housing exists in Municipio 6 mainly further south (Barona, Lorenteggio), not on the towpaths.

The rental market

Demand is high and comes from three competing groups: students from IULM, NABA and Bocconi (a few minutes beyond the Naviglio Pavese), young workers drawn by the area, and tourist short lets, which are very common on the canals. The result is that small long-term units are rare and go within days; anyone who wants to sleep looks in the side streets or beyond Porta Genova, not on the towpaths. Before signing, visit on a Friday evening.

Cars, Area C and parking

The Porta Ticinese side up to piazza XXIV Maggio is inside the Cerchia dei Bastioni and therefore in Area C; everything else (Alzaia, Ripa, Naviglio Pavese, Porta Genova) is outside Area C but inside Area B. Parking is regulated with blue and yellow bays and resident permits by sector; at weekends finding a space in the evening is hard because of visitors. Many towpaths are pedestrian or one-way with restricted access.
